Land guideline value

The value the government uses to register a land sale, village by village, with the date each revision took effect.

This is a legal administrative value, not a market price. It is what stamp duty is calculated on, and in most districts it sits well below what land actually changes hands for. Never use it to decide what your land is worth.

Every village on one line

Each dot is one village's guideline value, per hectare. Units are never mixed, so pick one. Point at a dot to name the village.

Check your own village

  • Maharashtra: the eASR 2.0, Annual Statement of Rates 2026-27 lookup gives every village's rate. Pick the year, district, taluka and village.
  • Tamil Nadu: guideline values in force since 1 July 2024 are on TNREGINET, under Guideline Value.
  • Karnataka: guidance values are on the Kaveri portal, under Guidance Value Search.

How to read this

  • A guideline value is the floor for registering a sale. Registering below it attracts scrutiny, registering above it is allowed.
  • It is revised on its own schedule, not everywhere at once. An old date means the value is still in force.
  • Per hectare and per square metre are both used, and they are never converted into each other here. Check the unit every time.
  • In Maharashtra, dry farm land is priced by the land revenue assessment of the survey number: the better the land is assessed, the higher the rate. The first band is shown, with the top band in the note.
  • Dry land, irrigated land and village-site property in the same village carry different values, which is what the land type column is.
  • What a buyer will pay is a separate question this page cannot answer.
